Just a few ideas about preparing for showings . . .
- Open all window treatments to let in natural light.
- Turn on enough lights so home is bright, with special attention to dark areas. At night, turn on porch light and outdoor lighting.
- Some soft background music helps create a fun atmosphere. (Think Nordstrom or Starbucks.)
- Tidy all the rooms. Neatness makes a room easier to view. Be sure to allow lots of room for buyers to walk to look out windows.
- Remove dishes from the sink or counters.
- Mimimize clutter throughout home. Hide waste baskets in closets or under counters.
- Hide toys or other often-used items in covered baskets and stack in book case, closet, or corner.
- Put away items in the yard such as bicycles, gardening tools and skateboards.
- Light a fire in the fireplace in cooler climate.
While your house is being shown . . .
- When possible, leave while the property is shown. If not, remain in an area not being shown by the sales associate.
- Let the real estate professional show your house. Answer questions candidly when asked, but avoid questioning potential buyers.
- Refer inquiries about seeing your house to your Realtor to take advantage of the agent's professional skills in selling your home.
- Don't mention items you wish to dispose of unless asked. It is best to be away when your agent is holding an open house.
- Preferably keep pets outdoors. If that's not possible, keep them localized in an area.
- Keep money and other valuable items out of sight.
- Showings may last anywhere between 10 minutes and an hour, depending upon buyers' personalities and interest in the home.
